📊 Emerging trends: what popular models reveal

These models are not only the most explored: they reflect underlying trends in the way Quebecers approach prefabricated residential construction today.

1. 🏠 Compact, yet optimized format

Many of the most popular models on our platform are smaller than 1,200 sq ft, a choice that's no coincidence. This more compact size reflects a shift in attitudes and priorities: today, many buyers prioritize functionality over size, opting for more thoughtfully designed spaces rather than superfluous square footage.

This format particularly appeals to those who wish to build a four-season chalet, a second home or even a more minimalist main house, suited to a simple, flexible and eco-responsible lifestyle.

Whether it's to escape the city on weekends, live closer to nature or reduce the costs associated with ownership, these compact homes offer a concrete response to new residential needs.

👉 The result: more affordable projects, often shorter construction times, and homes that are easier to heat, maintain, and make profitable. They also allow for better optimization of smaller or wooded lots, while maintaining maximum comfort and style. It's an ideal balance between budget, independence, and quality of life—factors that have become central to today's buyer choices.

2. 🛏️ 2 to 3 bedrooms: the winning combination

The majority of the most explored models on our platform offer 2 or 3 bedrooms — a configuration that perfectly matches the needs and reality of Quebec households in 2025. This choice is clearly one of the prefabricated housing trends observed this year.

Neither too small nor excessively large, this layout offers an ideal balance between functionality, flexibility and accessibility, making it a popular choice in all types of projects, whether it is a primary or secondary home.

For small families, these models provide a comfortable living space with separate rooms for children, while maintaining a controlled overall floor space. For couples without children or working remotely, an extra bedroom can easily be transformed into an office, workshop, or multipurpose space—an increasingly common need since the widespread adoption of remote working.

Some also see it as a scalable investment, with a room that can be rearranged according to the stages of life: child's bedroom, guest bedroom or games room.

This format is versatile, smart and durableIt allows us to meet current expectations while anticipating future needs, without resorting to excessive space or unnecessary costs. It's an approach that's part of a more thoughtful vision of housing, where every square meter truly counts—both for the wallet and for lifestyle.

3. 🎨 The Scandinavian and contemporary style seduces

Models that adopt modern lines, a refined style and generous natural light are meeting with marked enthusiasm among visitors to our platform.

THE contemporary style largely dominates: with 240 models displayed (next to 40 % of the total offer), it generates nearly 50 % sessions And nearly 48 % clicks on the model sheets. It is a popular style, at once versatile, contemporary and accessible, which attracts a wide range of profiles.

THE Scandinavian style, although less represented (only 29 models available), stands out for his individual performance. He displays a average click-through rate of 10.59 clicks per model, which is the highest among all styles. In other words, each Scandinavian model generates on average much more interest than the others.

This confirms the growing attraction for a Nordic aesthetics : simple lines, natural materials, soft hues, abundant light and a warm atmosphere. Models like The Scandi Or The Terra perfectly embody this minimalist and functional approach.

This style focuses on the connection with nature, there interior brightness and one space optimization, which makes it a particularly popular choice in smaller spaces such as chalets or compact houses.

👉 Result : these two styles clearly stand out among the prefabricated housing trends observed this year. They reflect a shift towards simple, efficient homes deeply rooted in a quest for well-being.

4. 💸 Pay special attention to the budget

Although prices are not systematically listed for each model, an analysis of the most popular homes reveals a clear trend toward more affordable price ranges. This speaks volumes about the mindset of today's buyers, who are adopting a realistic, strategic, and cautious approach to their construction projects.

In a context where the cost of materials fluctuates, where interest rates are sometimes high and where inflation affects purchasing power, future owners are above all looking for financially viable projects, without sacrificing their essential criteria.

These buyers are often in the planning phase, carefully evaluating their options, and wanting to avoid unpleasant surprises. They're looking for intelligently designed models—a balance of design, space, energy efficiency, and floor plan flexibility.

This caution does not, however, mean a decline in the desire for an aesthetically pleasing and pleasant environment. On the contrary, there is a strong demand for sleek, bright, and well-designed models, but whose basic structure remains simple and optimized.

Buyers want to invest wisely, not necessarily spend more. They prioritize quality design, cohesive spaces, and the ability to add certain finishes or customizations later, according to their own pace and budget.

In short, this trend reflects a desire to build intelligently: accessible, scalable houses aligned with current economic reality, while respecting personal and family aspirations.
